This provides the client
with
a
detailed
breakdown
of
the
condition
of
the
property.
It
involves
a
close
examination
of
all
of
the
internal
and
external
components
of
a
building
including
services
such
as
hot
and
cold
water
installations
and
drainage,
although
these
are
limited
in
scope
as
set
out
in
our
Terms
&
Conditions.
It
will
identify
active
wood
boring
beetle attack, dry
rot
and
other
infestations.
Like
any
survey,
it
is
not
feasible
nor
normally
practical
to
open
up
structures
to
examine
behind
finishes,
for
example
wall
linings
or
beneath
fitted
carpets.
Nonetheless,
with
an
experienced
eye
in
building
pathology,
it
is possible
to
detect
a
substantial
amount
by
the symptoms
displayed in
the building's
defects.
It
will
deal
with
subsidence
issues,
retaining
earth
structures,
proximity
of
trees
etc. Where
this
Survey
differs
from
the
Full
Building
Survey
is
that
it
allows
the
client
to omit
certain
elements
in
which
the
client
feels
confident
to
make
their
own
assessment.
These
would
normally
be the
fixtures,
fittings
and
finishings,
all
that
may
be
observed
by
the
client,
i.e.,
plastering,
decorations,
doors,
door
furniture,
linings,
architraves,
skirtings,
fitted
kitchen
components
and
sanitary
ware.
It
will consider
Environmental
issues
i.e.
Telephone
Masts,
Potential
for
Flooding
and
Radon
Gas.
Our
reports
are
somewhat
different
from
the
norm, in
that
we include
considerable
detail
along
with guide
budgets
under
priority
headings,
which
will
help
the
purchaser
consider
the
purchase
price
in
relation
to
the repair
costs.
The
reports
are
couched
in
simple
laymens
language,
we
avoid
the
use
of
unhelpful
jargon,
and
we
strive
to
inspect,
prepare
and
post
a
report
within 6
working
days
from
the
date
of
inspection,
sometimes
less,
although
this
will
depend
upon
the size
of
the property,
complexity
of
the
survey
and
volume
of
work.

often
the
client
wishes
to
discuss
an
aspect
or
aspects
of
the
survey
further
and
we
are
only
to
pleased
to
do
so.
