This provides for
the identification
of
all
sorts
of defects
in
buildings.
This
work
might
relate
to
flat
roof
leaks,
roof
spread, problems
in
roof
voids,
in walls,
floor
voids
or
basements the
results
of
those
defects
and
an
analysis
of
how
the
defects
should
be
rectified.
This
is
occasionally
straightforward,
but
often,
especially
with
listed
buildings,
involves
special
techniques,
and
a
good
deal
of ingenuity.
?>Specialist
attention
is
required
for
buildings
of
listed
or
special
status
to
help
comply
with
listed
building
legislation
and costs
likely
to
be
incurred
as
a
direct
result.
Our
surveyors
carry
all
necessary
testing
equipment
to
identify the differing
types
of
building
defects
such
as
rising
dampness,
the
presence
of
salts,
wood
boring
insect,
fungal
attack
and
other
building
defects.
The
photograph
depicted
below
is
of
Dry
Rot,
which
is
the
most
destructive
of
all
the
fungi
in
relation
to
the
fabric
of
the
building.
It
is
the
equivalent
of
human
cancer,
it
is
secretive
in
that
it
usually
establishes
itself
in
the
dark
recesses
and most
inaccessible
parts
of
the
structure,
it
is
entirely
invasive,
and
left
unchecked
will
destroy
a
building.
To
date
it
has
been
a
relatively
uncommon problem
due
to the
climatic
conditions in
the
U.K, not
being
favourable
to
it.
However,
with
the
climatic
changes
taking
place
it
may
well
become
a
more
common
problem! The
example
depicted
below, will have a
root
structure,
known
as
filaments, that
will
have
spread
a
good
distance
from
it,
passing
through
or
up
masonary,
little
will
stop
it
reaching
its
food
source!

One
such
incidence
of
Dry
Rot,
which
was
project managed
by
us,
is
represented
by
the
two
inset
photographs to
the
right-hand
margin.
Fortunately
for
the
owner
in
this
case
the
property
was
of
sufficient
size
for
the
infected
area
to
be
sealed
off
whilst
these
works
were
carried
out,
facilitating
the
owner
to
remain
in
residence.
Vacation
being
restricted
to
a
48
hour
period
for
the
chemical
spraying
of
the
surrounding
elements.
Within
the
infected
areas
very
little
remained,
a
substantial
amount
having
to
be
removed,
which
included
all
fixtures
and
fittings,
the
floors
together
with
the
sleeper
walls
supporting
the
suspended
floors
and
part
of
the
roof
structure
along
with
the
plastering
to
the
walls
and
sections
of
the
ceilings.
Although
this
was
a
very
traumatic
time
for
the
owner
of
this
property,
we
were
able
to
lessen
the
impact
in
the
way
this
project
was
managed.
That
is
providing
for
the
owner
and
his
family,
along
with
their
belongings
and
furniture
to
remain,
whilst
this
work
was
carried
out.
Clearly
this
was
only
possible
due
to
the
size
of
this
particular
property.
There
is
another
aspect to 'dry rot',
which
is
perhaps
less
apparent,
that is,
there
are
health
implications,
these
spores
being
airborne, allow
for
them
to
be
inhaled
causing
respiratory
problems
etc.
Which
occurs
when
they
have
established
themselves
in
your
property
and
erupt
from
the
primary
point
of
infection,
which
in
severe
cases
may
be
more
than
one.
At
this
point
their
airborne
concentration
is
high
and
their
impact
upon
human
health
may
be
severe.
These
spores
are
commonly
in
the
air,
they
merely
need
their
ideal
conditions
to
establish
themselves
in
your
property.
Without
doubt
early
identification
and
eradication
is
best
for
both
you
and
your
pocket.
